Sweating Pipes vs. a Real Leak: How to Tell the Difference

Moisture on a cold pipe is usually condensation, but a few quick checks tell you whether it's a real leak. Here's the dry-and-watch test, the signs that rule out sweating, and when to hire a licensed plumber.

If you see moisture on a cold-water pipe, it’s probably condensation, not a leak. But probably isn’t good enough when you’re staring at a wet pipe in your wall cavity or under a sink. Here’s how to tell which one you’re dealing with.

Why Pipes Sweat

Cold water pipes sweat when the pipe surface is colder than the air around it. Warm, humid air hits the cold metal (or CPVC), and the moisture in that air condenses out, exactly the same way a glass of ice water beads up on a hot day.

This happens most in summer when the air conditioning is running and humidity is high, or in unventilated spaces like crawl spaces and basements. A 55°F supply line sitting in warm, humid air will drip. That’s physics, not a plumbing problem.

Sweating is more common on:

  • Cold water supply lines (hot water pipes are much less likely to be cold enough to condense)
  • Copper pipes, because copper conducts temperature well
  • Pipes in poorly ventilated areas where humidity sits

It usually appears as a uniform damp film or small droplets distributed evenly along the pipe length, not pooling at a joint or a single spot.

Signs That Point to a Leak Instead

Sweating is diffuse. A leak is specific. That’s the first thing to look for.

If the moisture is concentrated at a fitting, a joint, or one small section of straight pipe, that’s suspicious. Condensation doesn’t care about your solder joints. A pinhole leak does.

Other signs that rule out condensation:

The pipe is warm or hot and still wet. Hot-water lines that are actively running hot rarely condense in normal conditions. Moisture on a hot pipe is usually a leak. If you’re unsure, touch the pipe; if it’s warm to the touch and the air isn’t unusually cold, a leak is more likely.

It’s dry out or the HVAC has been off. If the humidity is low, condensation shouldn’t be happening. Moisture showing up on a dry day is a red flag.

There’s staining or corrosion at the wet spot. A slow leak will eventually leave mineral deposits, rust streaks, or green oxidation on copper. Condensation evaporates cleanly.

The drywall or insulation around it is soft. Condensation on a pipe doesn’t usually saturate surrounding material. A slow leak over weeks will.

You hear dripping when nothing is running. That one’s pretty clear.

The Dry-and-Watch Test

Before you call anyone, do this. It takes about 20 minutes and tells you a lot.

Dry the pipe completely with a rag. Then wrap a section of dry paper towel around the wet area and tape it loosely so it stays in contact. Leave it 15-20 minutes.

If the paper towel is uniformly damp when you check it, and it’s a hot humid day, that’s condensation. If the paper towel is wet in one specific spot, or if water is soaking through at a joint, you likely have a leak.

One limitation: if the leak is slow (pinhole), it can look like condensation at first. If you’re not sure after the first test, do it on a low-humidity day or run the A/C to dry out the air first. A true leak will still be wet even when the air is dry.

What a Plumber Will Do

A plumber won’t just eyeball it. If the source isn’t obvious, they’ll pressure-test the line. They shut off the supply, pressurize the pipe, and watch whether the pressure holds. A drop tells them there’s a leak somewhere in that section.

They’ll also check:

  • Whether the moisture appears only when water is flowing (can indicate a small breach that only weeps under pressure)
  • The condition of solder joints and compression fittings, which are the most common failure points
  • Whether the pipe has any visible pitting (early-stage corrosion on copper that leads to pinhole leaks)

In some cases, especially inside walls, they’ll use a moisture meter to map where water has traveled, which can be different from where the leak actually is.

If It’s Just Condensation

Confirmed condensation isn’t a plumbing emergency, but it’s worth addressing. Over time it can wet nearby insulation, encourage mold, and speed up corrosion on the pipe itself.

The standard fix is foam pipe insulation, which keeps warm air from reaching the cold pipe surface. A licensed plumber can install it as part of a service call, or ask them to evaluate whether the condensation is bad enough to warrant it. Running a dehumidifier in a damp basement also helps if multiple pipes are affected.

When to Call a Licensed Plumber

Call a plumber if:

  • The moisture shows up at a fitting or a joint
  • It’s wet even on low-humidity days
  • You see staining, soft drywall, or mineral deposits
  • The dry-and-watch test points to a specific spot
  • The pipe is inside a wall and you can’t see what’s happening

Pinhole repairs, re-soldering joints, and anything inside a wall are licensed plumber work. A botched repair can fail later inside a closed wall, turning a minor issue into a water damage claim.
