Bay Area Plumbing Service · Homeowner Guides

Understand the plumbing in your home.

A free, no-strings resource for homeowners across the Tri-Valley and East Bay. Plain-English explanations of how your water heater, drains, pipes, and shutoffs work, what tends to go wrong in older Bay Area homes, and how to tell when it's time to call a licensed plumber.

We're an educational guide, not a plumbing contractor. Nothing here is a sales pitch. When you do need a pro, you can verify any California plumber's license at cslb.ca.gov.

Written by Andrew Kuznetsov, a licensed Bay Area contractor (CSLB #1136642), as a free homeowner resource.

What this is

Straight answers, written for homeowners.

Plumbing problems tend to show up at the worst time, and most of the advice online is either trying to sell you something or written for the trade. This site is the in-between: clear guides that explain what's happening behind your walls so you can make a calm decision.

Our focus is local. Tri-Valley and East Bay homes share a few things in common, including hard water from EBMUD, Cal Water, and Zone 7, plenty of older housing stock, and EBMUD's sewer-lateral compliance rules. The guides here are written with those realities in mind, not a generic national audience.

A note on doing it yourself

When to call a licensed plumber.

Plenty of small plumbing tasks are fine for a careful homeowner. Others are not. Anything involving the gas line, the main sewer lateral, a permit, or water you can't shut off is a job for a licensed pro. Our guides try to be honest about which is which.

Before you hire anyone in California, check that their license is active. You can look up any contractor by name or license number at cslb.ca.gov. Our guide on how to verify a plumber's license walks through it step by step.
